Houses in Vacaville and the valley

Hot dry afternoons, a real drop overnight, whole streets built in the same three years, and a great many systems sized as if none of that were true.

An air handler and sheet-metal plenum in a hot attic, with flexible duct runs, a filter rack and blown insulation across the joists.
The first visit

An hour and a half, and a sheet you keep

Everything found and identified, rating plates photographed, model and serial numbers recorded, manufacture date read off the serial. Then the readings: static pressure across the filter and the coil, total airflow, refrigerant charge against the manufacturer’s target for that model at that condition, temperature split, and the airflow at the registers in whichever room is the problem.

If there is a gas furnace, a combustion analysis and a heat exchanger inspection happen on that visit whatever you rang about, and where there is no working carbon monoxide alarm we fit one.

The same person who takes those readings is the person who quotes anything that follows. That is not a policy we had to write down; it is what happens when a firm is small enough for the two to be the same.

What we usually find

Four findings that account for most of it

The system is bigger than the house needs

The commonest fault we measure. An oversized unit satisfies the thermostat quickly, shuts off and never runs long enough to move the air around the house, so the rooms furthest from the return never catch up. A room-by-room load calculation settles it in an afternoon, and the honest answer is frequently smaller than what is in there now.

The ducts are in a very hot attic

Every foot of duct crossing an uninsulated attic here loses cooling before the air reaches a room, and measured leakage on older runs is routinely a large fraction of total airflow. Sealing and insulating is unglamorous and frequently worth more than new equipment.

One return, five rooms, all the doors shut

Air that goes into a room has to get back out. A single central return with closed bedroom doors forces the air through the gap under the door; pressure builds and the airflow to that room collapses. Transfer grilles or a second return are cheap and are frequently the whole fix.

A whole street reaching the same point together

Where a tract was built in one stretch, the equipment is the same age and reaches the end of its life in the same few years. That is not a reason to replace early. It is a reason to have measurements on record before the first hot week, so a failure becomes a decision rather than whoever can come out that day.

Residential services

What we do in houses

  • Diagnosis and repair

No cooling, no heat, short cycling, noise, a room that never matches. Measured, costed and repaired where a repair is right.

  • Load calculation and replacement

Room by room, on the house as it stands now rather than on the size of the unit coming out.

  • Attic duct sealing and insulation

Leakage measured, joints sealed, runs insulated, registers balanced against a target.

  • Ductless for additions and conversions

Sized for the room it serves, with the line set routed where it can be serviced.

  • Gas appliance safety

Combustion analysis, heat exchanger inspection, flue checked as installed, carbon monoxide alarms fitted where there is none.

  • Annual service

The same readings every year on the same sheet, so a slow change is visible before the first hot week turns it into an emergency.

Where we stop

Three things we will not do in your house

Send a stranger

You get a name when you book. If it has to change, you hear that before the visit. This is the whole reason a small firm is worth choosing and we are not going to undo it quietly.

Condemn a heat exchanger without showing you

It is a real reason to shut a furnace down and the most abused finding in this trade. If we call it, you get the camera image or the combustion reading, and you are welcome to get a second opinion before spending anything.

Pretend a second opinion always disagrees

We are happy to look at somebody else’s quote. Quite often it is correct, and when it is we will say so. A second opinion that always finds something is not a second opinion.
